Mamsha Palm by Aldar
Mamsha Palm is an exclusive residential development by Aldar Properties in the Saadiyat Cultural District, created in collaboration with acclaimed architect Koichi Takada. Inspired by Japanese design principles and the natural form of palm trees, the project combines architecture, landscape and natural light within a highly private residential setting.
The development comprises just 44 residences, including 1 to 4-bedroom apartments and sky villas. Homes are designed around generous proportions, panoramic glazing and refined interiors, with selected residences overlooking the surrounding Cultural District and Guggenheim Abu Dhabi.
Prices start from AED 3.7 million, with a 65/35 payment plan and expected handover in Q4 2028.
Mamsha Palm by Aldar
Mamsha Palm introduces a more intimate approach to living within Saadiyat Cultural District. Rather than a large residential community, the development focuses on a limited collection of 44 homes shaped around privacy, natural materials and a calm architectural identity.
Designed by Koichi Takada, the architecture follows a biophilic concept inspired by the protective canopy of palm trees. The building form, landscaping and interior spaces are designed to create a softer relationship between the residence and its natural surroundings.
The collection includes 1, 2, 3 and 4-bedroom residences and sky villas, supported by panoramic windows, premium materials and carefully considered interior finishes. Amenities are integrated around wellness, social spaces and quieter everyday rituals.
Sustainability also forms part of the project approach, with Mamsha Palm targeting 3 Pearl Estidama PBRS Certification and 2 Star Fitwel Certification.
Key Benefits
Mamsha Palm stands out for its limited collection of only 44 residences, giving the project a more private character than many larger residential developments on Saadiyat Island.
The architectural concept by Koichi Takada draws directly from nature, using palm-inspired forms and biophilic principles to shape shaded areas, calmer interiors and a closer relationship between architecture and landscape.
Residents also benefit from a wellness-focused amenity programme that includes a bathhouse, sauna, ice bath, rooftop pool, tea room and dedicated lounges. These spaces are designed around relaxation and daily wellbeing rather than only conventional recreation.
Its location within Saadiyat Cultural District places residents close to museums, beaches, waterfront dining and cultural destinations, while still maintaining the privacy of a low-density residential address.
