Talay Marsa Al Saadiyat
Talay at Marsa Al Saadiyat is the first residential address within Marsa Al Saadiyat, offering a collection of 4, 5 and 6-bedroom villas designed around long-term family living, privacy and access to a much wider waterfront destination. The community includes 167 Talay villas, while the broader Talay Beach Villas collection adds another 184 homes.
The development combines contemporary villa architecture with private backyards, landscaped green spaces, pools, sports facilities and access to schools, nurseries, retail, dining, beaches and marina facilities. A 50/50 payment plan is available, while pricing is currently listed as coming soon.
Talay Marsa Al Saadiyat
Talay is a premium villa community by Aldar created around family life, privacy and connection to the wider Marsa Al Saadiyat destination. The residential collection includes 4 to 6-bedroom villas, each designed with generous internal spaces, private gardens and contemporary architectural character.
Buyers can choose from different façade options, allowing individual homes to retain their own visual identity while remaining consistent with the wider community. The architecture also incorporates elements inspired by Emirati traditions, reinterpreted through a more contemporary design language.
Traditional references continue through Areesh-inspired boundary walls and screening elements, created with Emirati designer Abdalla Almulla. An Outdoor Majlis Pavilion reflects the social character of Emirati hospitality, while an Aflaj-inspired water feature introduces flowing water into the landscape.
Talay forms part of a much larger waterfront masterplan, with residents connected to beaches, marina facilities, landscaped spaces, retail, education and recreation. The project follows a 50/50 payment plan, with Talay expected to hand over in Q4 2029 and Talay Beach Villas in Q2 2031.
Talay is designed as a gated residential environment with 24/7 security, community maintenance and access to schools, beaches, retail, marina facilities and recreational destinations within the wider Marsa Al Saadiyat setting.
The architecture combines contemporary villa design with references to local building traditions. Areesh-inspired screening, the Outdoor Majlis Pavilion and the Aflaj water feature introduce regional character without making the community feel traditional in a literal sense.
The wider masterplan adds a strong waterfront dimension. Marsa Al Saadiyat includes an approximately 1 km continuous waterfront promenade, an 8 km beachfront coastline and a 350-berth marina designed to accommodate superyachts of up to approximately 101 metres.
Residents will also have access to landscaped open spaces, sports and fitness facilities, family amenities and beach-focused recreation, supporting a community built around both private villa living and active outdoor spaces.

About the Saadiyat Island
Talay is located within Marsa Al Saadiyat, one of Abu Dhabi’s major new waterfront destinations. The community combines private villa living with direct access to a larger masterplan shaped around beaches, marina facilities, landscaped spaces and cultural destinations.
Residents are positioned close to Saadiyat Cultural District, placing major landmarks such as Louvre Abu Dhabi and Guggenheim Abu Dhabi within a short drive. This gives the community a setting that combines residential privacy with the cultural identity that has become central to Saadiyat Island.
The wider Marsa Al Saadiyat masterplan adds a strong waterfront lifestyle component. An approximately 1 km promenade, 8 km of beachfront coastline and a 350-berth marina create spaces for walking, recreation, boating and everyday coastal living. A family-focused beach club is also planned with fitness, spa and dining facilities.
The location also benefits from nearby NYU Abu Dhabi, schools, nurseries, places of worship and future transport infrastructure. Planned connections include an Etihad Rail station and light rail network, which are expected to strengthen access across Saadiyat Island and the wider Abu Dhabi area.
